A HIP is an information pack which contains a number of legal documents such as property title deeds, Local Authority searches and an Energy Performance Certificate. Marketing of a property cannot commence without a HIP which will need to be paid for by the Seller.

You must be aware that the person responsible for selling the property could face a fine of £200 per day if a property is marketed without a HIP. It is however, not a criminal offence

It is becoming clear that low cost Home Information Packs are causing concern and expense for sellers and buyers due to inaccurate content and missing documents, some low price packs have been put together using copied documents rather than originals as stipulated in the government regulations, which makes the pack fit for the dustbin as far as the buyers solicitor is concerned.  Low cost Home Information Packs can also carry hidden clauses, this is something you must be aware and careful of. The lack of awareness has meant that most sellers are choosing the lowest cost products possible. With providers being forced to cut prices to survive, the result is a compromises in quality and having a major impact on buyers who are becoming wary by incomplete information contained in a HIP, making them increasingly nervous about their purchase. Although most HIPs are legally compliant, this offers no guarantee that they are either complete or accurate.
