Do I require an EPC?
What
buildings will be exempt from providing Energy Performance Certificates?
The
following buildings are exempt from requiring an EPC:
Place of worship.
Stand alone buildings of less than 50m2 (except for
dwellings).
Temporary buildings with a planned time of use of two years
or less.
Particular buildings with low energy demand (e.g. barns).
In certain limited circumstances buildings to be demolished
are exempt.
Off-plan sales or letting before the construction of the
building has been completed.
Uninhabitable properties
and those sold for demolition.
Farm where they are primarily used for business.
Commercial property.
Portfolio of investment properties.
Let properties not offered with vacant possession.
What buildings qualify for an Energy Performance Certificates?
The following buildings require an requiring an EPC:
All
residential properties with vacant procession.
Houses, apartments, flats, maisonettes, cottages, country
houses.
Detached, semi-detached, mid-terrace, end-terrace, enclosed
mid-terrace, enclosed end-terrace.
Property marketed through estate agents.
