Energy Performance Certificate
Every home that is marketed for sale must have an EPC (Energy Performance Certificate) it shows the home’s energy performance and it's potential rating by making recommended changes. The property must be assessed by a qualified DEA (Domestic Energy Assessor) in order to issue a certificate.
The overall assessment is based on a sliding scale of A to G, where A is the most efficient and G is the least efficient. The certificate will also show the present environmental impact of the home and how less damaging it could be to the environment by making recommended changes. To simplify, the rating scales are similar to that used for home appliances.

How long is a Certificate valid for?

EPCs are valid for 10 years, apart from the specific situation as follows:-
When a dwelling is first put on the market, the EPC must be no older than 3
months. However, if the dwelling is taken off the market and then put back on,
the same EPC can be used as long as it is no longer than 12 months since the EPC
was produced and the dwelling was put on the market the first time. If the
dwelling is on the market for longer than 12 months continuously, the EPC
remains valid.
