EPC For 1st October 2008
Energy Performance of Buildings Directive (EPBD), Communities and Local Government (CLG) have released the following information regarding properties marketed prior to the phase in of the Home Information Pack.
“quote” A property marketed without the requirement of a Home Information Pack (HIP) will require an Energy Performance Certificate (EPC) from 1st October 2008 if you wish to continue marketing. This also includes homes sold without marketing for sale eg. by private treaty between family members or Local Authority housing will require an EPC on sale from 1st October 2008. “unquote”
From 1st October 2008 all properties - homes, commercial and public buildings - when bought, sold built or rented will need an EPC.
For clarity, the effect of this is that for all properties for sale as at 1st October 2008, where contracts have not been exchanged, the seller must provide the buyer with an EPC prior to exchange. This relates to all properties being sold regardless of when listed and whether or not they have been openly marketed.
